VOX Tallahassee
A purpose-built, 602-bed student housing community serving Florida State University — developed, operated, and successfully exited by The Treo Group.
Project Overview
VOX Tallahassee was a ground-up student housing development by The Treo Group, purpose-built to serve the Florida State University community. The 602-bed property offered a range of one- through five-bedroom configurations, each designed with bed-bath parity to meet the needs of today's student residents.

VOX Tallahassee was the flagship of The Treo Group's broader Tallahassee student housing portfolio. Over its tenure in the market, the firm acquired, operated, and managed more than $40 million of student housing assets encompassing 850 units and approximately 1,400 beds across five residential communities in the Tallahassee area.
Leasing Performance
VOX Tallahassee achieved 90% pre-leasing before its inaugural Fall 2020 opening — a notable accomplishment given the challenging conditions of the COVID-19 pandemic. When Florida State University subsequently shifted to remote learning, leases at VOX actually increased 15–20%, underscoring the strength of the product and its appeal to students seeking dedicated off-campus housing.
Amenities
The community featured a best-in-class amenity package designed for the modern student experience:
- Outdoor interval training center
- Two-story indoor fitness center
- Social lounge and community gathering spaces
- Outdoor courtyard with fire pit
- Covered parking garage
- 1- through 5-bedroom floor plans with bed-bath parity
Successful Exit
In September 2021, The Treo Group completed the sale of VOX Tallahassee to a joint venture between Student Quarters and GFH Financial Group. Cushman & Wakefield secured $73 million in acquisition financing from Guardian Life Insurance Company of America — a 7-year, fixed-rate loan — covering VOX Tallahassee and a companion property, The Avenue, in Fayetteville, Arkansas.
The successful disposition of VOX Tallahassee, alongside the broader Tallahassee portfolio, demonstrated The Treo Group's ability to identify, develop, stabilize, and exit student housing assets at scale — a capability the firm has since expanded with VOX Miami.
