Project Overview

VOX Miami Phase II is a 13-story mixed-use, transit-oriented student housing tower comprising 163 units and 400 beds, with approximately 10,000 SF of ground-floor retail space. The $91.2 million project was financed with a $53 million senior construction loan from Firstbank Florida and delivered in August 2025.

Critically, Phase II requires no additional parking — it shares the existing 650+ space, five-story parking garage with Phase I, significantly enhancing the project's capital efficiency and overall returns.

Lease-Up Performance

Phase II achieved 100% preleasing in its very first lease-up cycle, fully stabilized for the 2025–26 academic year — replicating the extraordinary demand patterns established by Phase I.

Refinancing

In October 2025, affiliates of The Treo Group secured a $132 million refinancing loan from Ocean Bank — the largest independent, state-chartered commercial bank headquartered in Florida — for both VOX I and VOX II combined, reflecting the strength and stabilization of the integrated campus.

Transit & Location

VOX Miami Phase II occupies an irreplaceable strategic location at one of the region's most heavily trafficked intersections — US-1 and Sunset Drive — pedestrian to the University of Miami's main campus. The site forms part of the South Miami Metrorail Station, connecting Kendall, South Miami, Coral Gables, Downtown Miami, Brickell, and Miami International Airport. Full-time UM students receive 50% discounted Metrorail fares.

The development also benefits from proximity to The Underline, Miami-Dade County's transformative 10-mile linear park and mobility corridor running beneath the Metrorail, integrating cycling, walking, public art, and restored natural habitats.
