Project Overview

VOX Miami Phase I is an 8-story, adaptive-reuse student housing development constructed above the existing five-story South Miami Metrorail parking garage with over 650 parking spaces. Located adjacent to the South Miami Metrorail station, the community sits approximately 1.3 miles from the University of Miami's Coral Gables campus.

The $55.4 million project delivers 99 units with 326 beds in a mix of one-, two-, three-, and four-bedroom floor plans, plus approximately 5,000 SF of ground-floor retail space. The development is a transit-oriented partnership between The Treo Group and Miami-Dade County, built on a 6.2-acre site leased from the County.

Preleasing Performance

Phase I experienced unprecedented preleasing velocity — all 326 beds were preleased in just under two weeks, a full eight months before the scheduled August 2021 move-in date. Years 2 and 3 were equally remarkable, with the community reaching 100% preleased within four months each year, achieving rent growth of more than 11% year-over-year. The community has maintained an active waitlist of over 600 prospective residents.

The extraordinary demand for Phase I directly validated the development of VOX Miami Phase II, a 163-unit, 400-bed tower completed in August 2025.

Transit & Location

VOX Miami occupies an irreplaceable strategic location at one of the region's most heavily trafficked intersections — US-1 and Sunset Drive — pedestrian to the University of Miami's main campus. The site forms part of the South Miami Metrorail Station, a stop on Miami-Dade County's 25-mile elevated rapid transit system connecting Kendall, South Miami, Coral Gables, Downtown Miami, Brickell, and Miami International Airport. Full-time UM students receive 50% discounted Metrorail fares.

The development also benefits from proximity to The Underline, Miami-Dade County's transformative 10-mile linear park and mobility corridor running beneath the Metrorail from the Miami River to Dadeland South. The Underline integrates cycling, walking, public art, and restored natural habitats — enhancing connectivity and quality of life for VOX residents.
