Our ideal acquisition targets are properties strategically located within walking distance of campus or along campus bus routes in markets that have stable and increasing student populations; have high barriers to entry; and stand to benefit from continued economic growth. We also seek to acquire properties within established campus communities that possess sound market fundamentals but are under-performing and would benefit from renovation and/or improved property management. The properties are then put through a “Value-Added” process of rebranding, upgrading the physical structure and appearance, and re-positioning the rent roll and tenant profile to achieve significant increases in income and value.
